I had a sale recently when the seller was a for sale by owner and the buyer was a friend of mine that had been renting the home. I helped the buyer with alot to get him the home. I helped with everything from financing to to writing the contract and then after the contract was accepted my work really began. Well, the seller could not believe the buyers were paying me a small buyers agency fee. He thaught that they had already agreed on everything and the home was sold. He thaught I basically was paid to spend 5 minutes drawing up a contract.
That would be nice if all I spent on that deal was five minutes. Not so. I had to negotiate several of items between the buyer and the seller. More importantly I gave my buyers a piece of mind so they knew they were not getting screwed on the deal. It started off with the seller telling the buyers that the home would appraise for $15,000 more than the purchase price. That was not true, the home not going to appraise for that much and they found that out from me before the appraisal.
