Cabot Arkansas Real Estate Update
I like to have a blog post about the Cabot Arkansas real estate market every month or so to let consumers know what is happening in the area. I will start by talking about my professional opinion of the Cabot Arkansas real estate market and then end by stating some fact about homes sold.
With the summer months over and the fall approaching home buyers have been hard to locate. Many people who have kids like to have them finish out the school year where they are and not have them transfer. Cabot has many different school districts that a child may have to transfer to if the family moves. This is generally a cyclical event that happens during this time of year. It should not be looked into to deep as the market is tumbling dramatically down hill. Many Cabot real estate professionals understand that it is just that time of year. There are holidays coming and like I said the kids are in school.
What I have noticed about the Cabot real estate market is the number of homes with longer market times. This is just my opinion, but it seems as though Cabot Arkansas homes are staying on the market longer than I have seen in the past. This concerns me and should concern anyone in the area. Longer market times means there are not as many buyers as there once was or there are more sellers than there once was.
The Facts
I spend time researching the Cabot Arkansas real estate market through the use of the local multiple listing service. Here is what I have found, this does not include for sale by owner homes and homes that were sold before listed.
For the month of September there were 89 homes that were sold in the Cabot Arkansas area. This is not just Cabot Arkansas, this includes other towns like Ward, Austin, Lonoke, and rural areas around Cabot.
There were 57 Cabot Arkansas homes sold in the month of September that is just homes that are located in Cabot Arkansas city limits.
