You need to watch for Cabot Realtors when selling your home
After Christmas time there are alot of families that decide to take the leap and get their home on the market. They feel that the holidays have past and people might be a little more willing to get out and start looking for a home to buy. One thing I have noticed talking with past clients of mine is fees are not pointed out to them when listing their home.
The fee that I am talking about is Cancelation fees. Many Realtors put a cancelation fee into the listing contract with out telling the sellers. On one hand the Realtor does need to have fees paid for if the contract is canceled. They need to have reciepts and proof of what they expect to spend on the listing.
The topic I wanted to point out is when Realtors charge a cancelation fee, do not tell the sellers about them, and charge way more than they spent on advertisment for the listing. Be Aware!
If you are signing a listing contract be sure there is no cancelation fee and if there is one be sure that it is not excessive.
