Many Cabot home owners want to get top value for their home. I do not blame them, who doesn't want to get the most money for their home. The problem is when sellers try to get more than market value for their home.
I have had several Cabot sellers want to list their home for twenty, thirty, or even fifty thousand more than the market value for their home. I try to suggest that it may be best to come down to market value and they insist on keeping the price where they want it. Three months later when their home does not sell they want to know why. I explain to them they started off way above market value and it would be good to come down on the price. When we finally do, they get an offer on their home and it is a low ball offer. When I present the offer to them they get offended and do not understand why they got a low offer. Let me explain I say.
When you start off with your home thousands of dolars overpriced nobody looks at the home. Any Arkansas agent will see that the home is overpriced and tell their clients. The first two weeks is when a seller will get the most showings, but not when the home is over priced.
When the home does not show and the sellers want to lower the price, other agents can see how long the home has been on the market. If you wait months to lower your home to market value you are showing your hand. You might as well be saying " I need to get rid of my home, just make an offer". Agents will see that it is finally at market value and how long it has been on the market, then realize that you are getting desperate.
So, why should you price your home effectively from the start?
1. The first two weeks is when you should get the most lookers, have it priced attractive to them.
2. If it stays on the market for months other agents can see that and will make a low offer.
3. The goal is to sell your home when you put it on the market. Price it right and hire an agent that will market it effectively and it will sell.
4. If you do get an offer for your home that is over market value, it will not appraise. If your home does not appraise the buyer will not be able to get financing.
Everyone wants to get top dollar for their home. Most home owners think their home is the best one on the market. You must detatch yourself and look at the numbers. Price it right from the start and sell it fast so you can get a full price offer.
