Active New Cabot Arkansas Homes Report Summary
Over the past week or so I have been doing a report on newly constructed Active Cabot Arkansas homes. The first post is at the link above. During this series I listed how many newly constructed Cabot homes were on the market in various price ranges within the Cabot area. After the first post I had a post for each separate price range after that. For each price range I gave the average list price for each price range, the average time on the market, and the average price per square foot. This summary is to list the totals and describe what I have noticed throughout this report.
I hope nobody has been waiting for anything profound on this summary. The majority of the things that were noted throughout this report are pretty common sense. When I began doing this report I had an idea that the average price for each price range would be in the middle of the price range. Well it was, give or take a few hundred dollars. I am going to give a quick breakdown and then list some things I noticed.

Like I said above, nothing profound from me, just the obvious. Looks like there is hardly any competition in the 100K or less price range. I know from the buyers I work with, that many young couples like the idea of a new home in or around Cabot for under a 100K. They seem to like an open floor plan that makes them feel like there is more space than there actually is. This is just what I have noticed from the buyers that I work with. Back to the summary.
It looks like there is a lot of competition in the $150,001-200,000 price range and the average time on the market is the longest of all the prices except the $250,000 and up range. It seems like the time on the market could be related to the number of homes on the market.
There are other things that can be learned through this report if you spend the time to analyze it. I am going to begin a report of newly constructed Cabot Arkansas homes that have sold in the past six months. This summary will be good to refer to once the sold homes report is completed. I will explain more later.
