Homes That are Still Selling in Cabot Arkansas

With the national news coverage the real estate market is getting, people want to know if their house will sale. Every month I do market reports that show how the Cabot real estate market is doing. Anyone who has read them has noticed the Cabot real estate market is down but not as far as other areas of the nation.

I was asked the other day by a friend, "Is anything sellin?", actually there are some homes that are selling. I tell people that you want your home to be different from others on the market. Some people think that if if they paint they can make make their home different. That is not what I mean by being different. Here are three examples of homes that are selling well in the Cabot area:

1. Be Priced Under 150K 

I understand that is not something some people want to hear. Especially if you have to move and your home is over that price. I am not saying that homes over 150K are not selling. I am just saying that homes under 150K are selling far better. Don't be discouraged if your home is priced above 150K, just be prepared to wait a little longer. It is not my opinion that I base this price range on, it is the market statistics. Feel free to read some of my Cabot real estate reports. 

2.Homes with land

Not just any homes with land. Homes that are priced under 150K. There are only 19 3 bed two bath homes with 1 acre listed in the Cabot area. A good majority of these homes are not to desirable either. If you have a nice well kept home on 1 acre or more and can price it at 150K or below, you have a good chance of selling your home in this market.

3. Four or More Bedrooms

Currently there are only 23 homes in the Cabot area that have four or more bedrooms priced under 150K. That means there is less supply of these homes and if your home is on the market there is a better chance it will sell.

I am not saying that if you have a home that fits any of these any examples it will sell in a week. I am letting people know what I have seen through my experiences and market statistics.
