How are Cabot Home Sales Compared to Surrounding Towns
Anyone who has read any of my Cabot real estate market reports knows that this is an off year for home sales in Cabot Arkansas. I wanted make a quick comparison of the Cabot real estate market compared to surrounding comparable towns. This is to examine year to date home sales in each town.
Jacksonville Arkansas has a estimated population of 31,190 people. It is located about 11 miles from Cabot. Searcy Arkansas has an estimated population of 18,928 people. Searcy is located approximately 28 miles from Cabot. These two towns are the closest comparable towns to Cabot.
Here is the year to date Home sales for each town:
Jacksonville Arkansas: 303, percent decrease from last year 27%
Searcy Arkansas: 326, percent decrease from last year 19.6%
Cabot Arkansas: 508, percent decrease from last year 7.3%
These numbers are for each towns' zip code. It includes all homes sold that were recorded on the MLS.
The 7.3% may seem a little deceiving. That decrease if only for homes sold inside the Cabot city limits. The Cabot area in the MLS is much bigger than the other two towns. The real estate sales for the Cabot area is down 15%. Still not quite as bad as the other towns.
